Frequently Asked Questions

Design Build is a project delivery system in which the design and construction services are completed by a single entity, in contrast to “design–bid–build” which uses a multitude of firms to complete a project. Design–build relies on a single point of responsibility and minimizes risks for the project owner. It reduces the delivery schedule by overlapping the design phase and construction phase of a project. A single point of responsibility carries the clearest contractual remedies for the clients because it will be responsible for all of the work on the project, regardless of the nature of the fault.
Construction in the Bay Area is expensive, but Design Build offers control over the budget, the schedule, the trades, and our own in-house team of designers and crew. We know your budget in advance. You will not get a low initial number and then be hit with multiple high-dollar change orders throughout your project. We know the quirks of our projects and have top-notch trades to do the job right. We focus on craftsmanship, quality and the right fit. Your personal choices have a lot to do with what the end investment will be.
Our company is design-oriented and budget-driven. That means we will remodel your home for a mutually agreed-on budget that is set before we start. There is no guesswork on your part.

Our experience and approach translate into important cost savings across the board. Therefore, our fee structure is transparent and is detailed on your estimate.

Typically, our home remodels range from $300,000 to $1,000,000 and normally take from 120 to 350 days. Each project is very different. Contact us here to see how your project compares.
There are so many ways to arrive at a finished project that it is impossible to compare project square foot costs. Our quality surpasses that of most renovation and construction, but the efficiencies of our process keep the costs down within the typical Bay Area range.
It means future-proofing your remodeling investment while making choices towards conservation and energy efficiency. Two of our highest profile green remodeling projects include The Moraga Barn and “The Greenest Little House in America” (Metropolitan Home, April 2009).

No. We prefer to have a mixture of both individuals we’ve employed and subcontractors. Our in-house design team and administration team are all employees, as are our project managers, framing, finishing and utility carpenters. Our sub-contractors tend to be in the specialized fields like electrical, counters, tile-setting and painting. Most of our sub-contractors have been with us for years and through many projects—-they are skilled craftsmen and we keep them busy.
Yes and no. We do not accept clients who only want design services. However, if you decide after the design phase to not continue with us through construction, you will be given all your executable plans to proceed when and with whom you wish.
