Design Build is a project delivery system in which the design and construction services are completed by a single entity, in contrast to “design–bid–build” which uses a multitude of firms to complete a project. Design Build relies on a single point of responsibility and minimizes risks for the project owner. It reduces the delivery schedule by overlapping the design phase and construction phase of a project. A single point of responsibility carries the clearest contractual remedies for the clients because it will be responsible for all of the work on the project, regardless of the nature of the fault.

Construction in the Bay Area is expensive, but Design Build offers control over the budget, the schedule, the trades, and our own in-house team of designers and crew. We know your budget in advance. You will not get a low initial number and then be hit with multiple high-dollar change orders throughout your project. No. We prefer to have a mixture of both individuals we’ve employed and subcontractors. Our in-house design team and administration team are all employees, as are our project managers, framing, finishing and utility carpenters. Our sub-contractors tend to be in the specialized fields like electrical, counters, tile-setting and painting. Most of our sub-contractors have been with us for years and through many projects—-they are skilled craftsmen and we keep them busy.
Yes and no. We do not accept clients who only want design services. However, if you decide after the design phase to not continue with us through construction, you will be given all your executable plans to proceed when and with whom you wish.
